Our Managers are monitored, we want to make sure that the never become complacent, as after all our reputation is at stake.

We then look at the all the individual components involved in the process.
We then address each individual component in to sub components.
Below is a Typical Example – it’s all about thinking out of the BOX
Mr Jones is Looking to Sell his property. He needs a very quick sale and the transaction must complete in 72 Hours. Figures have been agreed and a customer service manager has now been assigned, all of which has taken place in 6 working hours from Mr Jones initial phone call. There is no time to waste.
Time Line
Pitfalls – Are there any hurdles or pitfalls, if so what are they. We have a comprehensive check list to ensure that we consider all these elements from inception, so that there are no late surprises. For example you may have an eviction date in 24 hours and this needs to be put off to allow completion, this is not a problem normally as an urgent application can be made and the Lenders reassured that a payment will be made.
Ownership – Who owns the Property – we need to make sure the paperwork is all tied up, it must correspond with Land Registry or if it is unregister Land then we need to establish Ownership. This is normally very easy to establish.
Registry – If there are any registered charges or restrictions or cautions on your property, we will need to contact all parties concerned. Our Legal Teams are highly experienced. As Mr Jones needs a quick turnaround, we make sure that Lenders are constantly chased up [sometimes a call made every 30 minutes] and made aware of time scales in order for completion to take place.
Searches – We Need to Indemnify Searches – this is an insurance policy we can take out, normally searches can take a few days, this covers us just in case there is anything that pops out of the woodwork. An insurance policy can be normally be taken out in hours.
EPC – We have contracts in place with energy surveyros, and can normally have this done in 24 hours. This can take place and coincide whilst other matters are being dealt with simultaneously.
Survey – As MR Jones needs a quick turnaround, we may overlook a survey or alternatively pay an express fee and have a survey carried out in 24 hours. However the survey will NOT stop the rest of the process – it just coincides in the time line.
Funds – The Solicitor is put in Funds as Mr Jones has a very tight deadline. In certain circumstances our Solicitors can send funds directly to your solicitor, held to our order until completion – this is when they will be released to you.
Solicitor – We know exactly what our purchasing Solicitors will be looking for, as well as what your solicitor will require from you. As we are familiar with the requirements, we work with the Solicitors to get the matter concluded. If necessary we will pay at our expense for couriers to take papers to solicitors and or pay for transport costs for you to attend the solicitors if required. We will also pay your solicitors fees. If need be we can recommend a choice of solicitors to you, solicitors who are tried and tested and can agree to perform in the designated time scales.
Mr Jones – Work with us to allow access for the survey if need be, fill out the forms [we will assist and attend to help] or alternatively talk them through with you over the phone. More importantly Mr Jones, needed to make sure he supplied the Solicitor with his Bank Details, so that the monies could be sent across without any deductions to him on the day of completion.
72 Hours Later – Mr Jones has had his funds. We own the property. The utility providers and the council have all been informed with meter readings as we do not want Mr Jones to incur any extra costs. Adam [our designated sales manager], is exhausted, he has worked hard and delivered upon our promise. He deserves a coffee break. Well done Adam – but, Adam can’t take to a long a break, as he has other deadlines to facilitate, he will have to wait till the end of his working day.
